Boiler servicing is compulsory in Belgium and may only be carried out by a technician certified by your region: they sign the certificate you have to keep, and in Brussels they file it with Brussels Environment. A service done by anyone else has no legal value, however well it is done.
We offer it because it falls in the same season as the ventilation service, for the same households, and nobody does both in one visit. The air + heating pack combines your ventilation service and your boiler service: one trip, one appointment.
The price depends on the type of appliance, because the work differs: a condensing boiler has a trap, a condensate drain and an exchanger to check on top; an oil boiler needs the flue swept, the nozzle replaced and the burner cleaned. Every price is shown before you book.

One price per system, published before you book, with no questionnaire to fill in to get it. The call-out is included within our area. Anything out of the ordinary — a lot of valves, an unreachable unit, a system never opened — we tell you before the visit, never on the invoice.

What the service covers
Heat exchanger and burner cleaning
Dismantling, dust removal, cleaning of exchanger and burner. On an oil boiler: nozzle replaced, filter checked, flue swept.
Safety checks
Gas circuit tightness, safety devices, flue gas evacuation, combustion air supply. This is the part of the service that protects the occupants, not the appliance.
Combustion analysis
CO, CO₂, oxygen and flue gas temperature measured with an analyser. Burner adjusted for correct efficiency. The readings appear on the certificate.
Condensing: trap and condensate
On a condensing boiler, the trap is cleaned and the condensate drain checked, a frequent cause of lockouts.
Official certificate
Handed over at the end of the visit, with the technician's certification number and the readings. In Brussels the data is filed with Brussels Environment.
Advice on settings
Heating curve, setpoint, programming: a few settings that cost nothing and cut consumption.

About an hour for a gas boiler, a little longer for oil. The boiler is off during cleaning, then restarted and adjusted.

Frequently asked questions
Why does the price change with the boiler type?
Because the work changes. A standard gas boiler is cleaned and adjusted in an hour. A condensing boiler adds the trap, the condensate drain and a finer exchanger to check. An oil boiler needs the flue swept, a new nozzle, the filter checked and a far dirtier burner clean. Three prices, one per type, all shown before you book.
Is the certificate included?
Yes, always. It is the whole point of the legal service: without a certificate signed by a certified technician, the service is worth nothing to your insurer, your landlord or the authorities.
Who does the service?
A technician holding the regional certification for the appliance type, gas or oil. Their certification number appears on the certificate. It is not optional: we do not have a boiler serviced by anyone without it.
Can the boiler and the ventilation be done the same day?
Yes, that is the air + heating pack. One trip, one appointment, and the price is lower than the two services booked separately. For an oil boiler, ask us for a quote for the pack, the time on site is longer.
What if the boiler has broken down?
A service is not a repair. If the appliance has stopped or keeps locking out, describe the problem through the form: we will tell you whether a service is enough or whether you need a heating repair, which we do not do ourselves.
