Managing maintenance for a building is not the same as having a house serviced. Access has to be coordinated, occupants notified, every unit documented, and the spend justified to owners or a management team.

So we build the contract around that reality: a schedule set in advance, time slots announced to occupants, an individual report per dwelling or unit, and a consolidated summary for the managing agent.

We work with managing agents, property managers, owners of small office buildings, retail premises and hospitality venues whose kitchen extraction needs specific follow-up.

What we refuse to do

We do not offer a flat-rate contract covering “everything” without a prior inventory. In a building, that always ends in an argument about what was included. The initial survey takes half a day and saves two years of misunderstandings.

What the service covers

  • Annual schedule

    Dates fixed in advance for the year, with slots per riser or floor. Occupants are notified via a notice we supply, ready to post.

  • Report per unit

    Every dwelling or unit gets its own report: measured airflow, valve condition, filters replaced, observations. The managing agent receives the summary.

  • Access management

    We handle absences, rescheduling and the list of inaccessible units — usually what derails this kind of project.

  • Commercial kitchen extraction

    Degreasing of hoods, ducts and extraction units, with a photo report. Scheduled outside service hours.

  • Due-date tracking per riser

    We keep the maintenance calendar riser by riser and alert you before the due date, not after.

  • One point of contact

    A single contact for the building's entire ventilation, one quote, one invoice.

How the visit works

    Survey visit

    Inventory of units, risers, technical rooms and access points. Nothing is priced before that survey.

    Contract proposal

    Precise scope, intervals, services included and excluded, fixed price for the agreed term.

    Presentation at the owners' meeting if needed

    We give the managing agent a clear, jargon-free document, usable as-is in front of owners.

    Visits per the schedule, reports sent as we go, annual summary.

Frequently asked questions

What term do we commit to?

We generally propose one-year renewable contracts with reasonable notice on both sides. A long commitment is only justified if the price genuinely reflects it — otherwise it protects the provider alone.

What if an occupant is away?

The unit is recorded as inaccessible in the report and we propose a grouped catch-up visit. The terms and any cost for that are set in the contract, not improvised afterwards.

Do you work outside office hours?

For retail, offices and hospitality, yes — it is often essential. The slots and their rates appear in the proposal.

Do you also work on the building's heating?

No, deliberately. We work on mechanical ventilation and nothing else. For heating, plumbing or cooling we will tell you plainly to go elsewhere — even when that costs us part of the contract.
